Building Conditions Were Not Explained In Writing On The Offer

Building conditions normally only relate to the structural soundness of the main dwelling.

When agents are writing the offer this important condition and its consequences must be explained to the buyer in detail, and in a manner that they understand.

Suggested script: 

“You are offering to buy a home subject to a report that indicates that it is structurally sound, just like a used car, the tyres may be worn and the paint may be scratched, these are considered maintenance items… and if there are some maintenance items listed in the report the seller will not be liable to fix these prior to settlement. Only if the report deems the main dwelling is structurally unsound will there be any possibility of re-negotiation.”

Clearly explaining in a similar way at the time of writing the offer, can avoid a lot of angst pre-settlement and avoid delays in settling.
